Taunton's Rents Ran Ahead After the Train Arrived. Why Are Condo Prices Moving the Other Way?

Suppose you're pricing a Taunton two-family this fall. What rent do you pencil in for the second unit? Many buyers would start with the figure that made headlines. Between June 2024 and June 2025, Taunton's typical asking rents rose 14.6% after adjusting for inflation, according to MassINC research reported by the Boston Globe. That was the biggest increase of any Gateway City and double the rate of New Bedford, the next city on the list. If you assume that pace continues, every other number in your analysis shifts with it.

The 2026 sales data points somewhere else. In Taunton, the biggest change that came alongside the train was in rents. Almost all of the new housing being built in response is rental. And the part of the sales market that competes most directly with renting, which is condos, is the part that has gone soft this year.

Renters moved first

The East Taunton station opened on March 24, 2025, when the MBTA launched the first phase of South Coast Rail. The Globe put the ride to South Station at about 70 minutes, barring delays. Elise Rapoza, a senior research associate at MassINC, told the Globe that the rent increase coincided with the rail's arrival and came while vacancies were extremely low. She said the timing coincided. She did not say the train caused it, and that distinction matters for everything that follows.

The Globe also interviewed me for that story. I described the pressure as overflow down Route 24. When rents get too high around Dorchester, demand moves to Brockton, Canton and Stoughton, and then further down to Taunton. Over the six months before that interview, the one-bedrooms I had rented out averaged about $1,555 and the two-bedrooms about $1,925. Applicants came from Stoughton, Quincy, Dorchester and Brockton. Those numbers are one practice's snapshot, not a citywide index. They do show where the new demand was coming from, and it came from renters.

The train is also busy. The MBTA counted 2,641,651 rides on the line in calendar 2025, 24% more than in 2024, according to The Herald News. That count covers trips across the whole line, not just riders using East Taunton.

What the 2026 sales numbers show

Single-family homes and condos in Taunton have moved in opposite directions this year. Here are the year-to-date figures through September 2026 from the Massachusetts Association of Realtors' Local Market Update for Taunton:

Taunton, Jan–Sept Single-family 2025 Single-family 2026 Condo 2025 Condo 2026
Median sale price $518,900 $530,000 $396,950 $365,000
Change +2.1% −8.0%
Closed sales 247 236 96 107
New listings 297 328 117 144
Days on market 31 33 38 32
Share of original list price received 100.8% 101.2% 100.6% 99.8%

Single-family homes are roughly flat on price and still selling slightly above original list on average. Condos are moving the other way. New condo listings are up 23.1%, the median is down 8.0%, and sellers are getting a little less than their original asking price. Condos are also selling faster than a year ago. More condo sellers are coming to market and meeting buyers at lower prices, and that is how a market looks while its price level resets.

Inventory at the end of September tells the same story. Taunton had 57 single-family homes for sale, up 11.8% from a year earlier, or 2.0 months of supply. It had 33 condos for sale, up 32.0%, or 2.6 months of supply. The September single-family median alone was $500,000, down 7.4% from September 2025. That figure rests on only 36 closings, and the report itself warns that one month can look extreme because the sample is small. The year-to-date figures are the better guide. These medians also leave out seller concessions, so the true net price may be lower.

The supply that answers rent growth is all rental

Jay Pateakos, executive director of Taunton's Office of Economic and Community Development, told the Globe the city had not built enough housing in recent years and was now focused on new units to keep rents from climbing. The city expected more than 600 new rental units over the next two years. These three projects alone total about 700 apartments:

  • Hanover Taunton, beside East Taunton station. The Hanover Company and Honeycomb are building 275 market-rate apartments in four buildings: 137 one-bedrooms and 138 two-bedrooms. The Taunton Daily Gazette reported the groundbreaking in September 2025 and said units were expected to be available for rent in about 16 months. That would mean early 2027 if the schedule holds.
  • Whittenton Mills, 437 Whittenton St. Greystar is turning the long-vacant mill site into 390 apartments using modular construction. In July 2026 it received a $3.8 million Housing Development Incentive Program award from the state, as the Taunton Daily Gazette reported. The Boston Business Journal reported in May 2026 that construction had begun on what it called the largest modular development in Massachusetts, a method expected to cut construction time in half. No completion date has been announced.
  • Mill River Landing, 74 Weir St. This downtown building has 36 one-bedroom apartments and two first-floor storefronts. The Globe reported one-bedroom rents starting at about $1,750. As of mid-October 2026, a one-bedroom there was advertised at that price.

Every one of these projects is for renters. A new one-bedroom at about $1,750 a month competes with the same buyer a $305,000 or $365,000 condo is trying to reach. A detached single-family house is a different product, and the apartment pipeline offers nothing like it. The numbers fit that pattern, although they can't prove it caused the condo slide. Single-family prices held this year. Condos, the segment new rental supply competes with most directly, absorbed the change.

Three miles from downtown

There is a geographic piece to this too. As The Herald News noted, South Coast Rail bypassed downtown Taunton for a station about 3 miles southeast, where Routes 24 and 140 meet. Pateakos called getting riders from the platform to downtown, the casino and nearby retail a "last mile" problem.

Commercial activity is gathering around the station. Primo Water signed as the first tenant at the former Silver City Galleria site, planning a 248,000-square-foot facility with 50 to 75 jobs. Pateakos himself allowed that the timing might be a coincidence. A former Pizzeria Uno that sat vacant for five years is now Free Play Bar & Arcade, and about 5,000 square feet of retail is planned near the station. For a buyer, being close to the train means being close to Route 140, not to Taunton Green. Mill River Landing and Whittenton Mills are both away from the station. The Globe reported that some new residents were drawn in part by the rail, yet Taunton's own rental supply is going up on both sides of town.

The service has also changed since opening day. The MBTA lists 32 direct weekday trips to South Station across the Fall River and New Bedford branches, with weekday trains every 70 minutes. A new Fall/Winter 2026–27 timetable takes effect October 26. Check it before you plan a commute around a particular departure.

What this means for the numbers in your analysis

For an owner-occupant comparing a condo with a small single-family, 2026 is the first year in a while when Taunton condo buyers have more choice. Listings are up and prices are down. A small single-family is still selling at about full price.

For a small investor looking at a two- or three-family, the useful questions are about rent:

  • Which rent figure are you using? The 14.6% increase covers June 2024 to June 2025. No later citywide rent figure has been published.
  • Who will your unit compete with in 2027? If Hanover Taunton opens on the projected schedule, 275 new one- and two-bedrooms come to market near Route 140. Whittenton Mills would add 390 more later.
  • Does your unit compete with a new one-bedroom at about $1,750? A dated unit priced near new construction may take longer to lease.
  • What happens to your returns if rents stay flat? The city's stated goal is to slow rent growth by adding supply.

The figures here describe the market. They are general information, not financial or investment advice, so test any purchase assumptions with your lender and tax professional.
